Buyers decide how a home “feels” in the first minutes, and small defects whisper “deferred maintenance” louder than they’re worth. Before listing, walk through as a stranger:
- Front door that sticks, squeaks, or has a wobbly handle.
- Dripping faucets and a running toilet — buyers always turn a tap on.
- Cracked caulk around tubs and stained sealant.
- Doors that don’t latch, cupboard doors hanging crooked.
- Scuffed walls and unpatched picture holes in the main rooms.
- Flickering or mismatched light bulbs, dead bulbs anywhere.
- Loose handrails, wobbly banisters.
- Dripping or slow drains.
- Torn window screens and broken blind slats.
- Squeaky hinges and door closers that slam.
Individually, none costs much. Together they change what buyers assume about everything they can’t see. Most of this list fits one planned visit. CMG Bridge, Staten Island — $125 covers the first hour, and extra work is quoted in writing before it starts.
